Absentee-Owner Property Management in Manhattan
Absentee owner property management in Manhattan means having someone local who takes full responsibility for your residence while you live elsewhere. That includes maintaining it, inspecting it, handling emergencies, managing expenses, and reporting back to you. Alex Ionescu - AIProLuxury acts as your owner representative. We work for you, not the building, drawing on more than 40 years in Manhattan luxury real estate, so that being away never means losing control of your home.

The Question Every Absentee Owner Asks
Almost every non-resident owner we speak with has the same concern: "If something goes wrong at the apartment, do I have to get on a plane?"
With the right representation, the answer is no. The problem is that most Manhattan owners assume their building covers them. It does not. Building management looks after the building. Inside your front door, if nobody is watching, a small leak can run for weeks, a failed appliance can go unnoticed, and a contractor can arrive to an empty apartment with nobody to let them in or check their work.
Our role is to make sure none of that happens.

What Absentee-Owner Management Covers
Every residence and every owner is different, so we build a plan around how you use the home, or whether you use it at all. A typical engagement includes:
- Scheduled inspections of the residence, covering plumbing, appliances, windows, HVAC, and signs of water, pests, or wear.
- Preventive maintenance to keep systems in good working order rather than waiting for failures.
- Repairs and contractor supervision, including getting estimates, meeting trades on site, and inspecting completed work.
- Housekeeping, whether the home is occupied by you, your family, guests, or tenants.
- Mail, packages, and deliveries.
- Communication with building management, the board, doormen, and neighbors.
- Insurance coordination if damage occurs.
- Financial oversight and reporting.
The result is remote owner property care in NYC that feels like having a trusted person living next door, with professional systems behind them.

Your Eyes on the Ground in Manhattan
We know your apartment the way you would if you lived in it: the contractors who have worked there, the quirks of the heating, the building rules for deliveries and renovations, the history of past repairs. That knowledge is what turns a management service into genuine representation.
When the building schedules a water shutdown, we are there to check your fixtures afterward. When a neighbor starts a renovation, we keep an eye on your shared walls and ceilings. When a delivery needs to be accepted, a technician needs access, or an appraiser needs a walkthrough, we handle it and tell you how it went.
You don't have to coordinate a single appointment from another time zone.

Financials & Reporting From Anywhere
Distance should never mean uncertainty about money. Non-resident owners need to know what is being spent on their property and why.
Our financial oversight can include:
- Paying recurring bills and building charges on your behalf.
- Obtaining and reviewing contractor estimates before work is approved.
- Tracking every expense related to the residence.
- Regular statements summarizing inspections, work completed, and costs.
- Photos and written notes after significant visits or repairs.
You approve what matters; we take care of the rest and keep the record clear.

Emergencies Handled Without You Flying In
Emergencies in Manhattan apartments tend to follow familiar patterns: water from above, a burst supply line, a heating failure in winter, an electrical fault, a lock problem, or damage from building work next door.
When something happens, we:
- Get to the residence and assess the situation.
- Coordinate with building management and the superintendent to stop further damage.
- Bring in the right licensed trades.
- Document everything with photos and notes for insurance purposes.
- Keep you informed at each step and seek your approval for significant decisions.
- Follow through until repairs are completed and the home is back to normal.
What you receive is a clear report and a resolved problem, not a crisis you have to manage from abroad.

Absentee Owner vs Overseas Owner
Absentee ownership covers anyone who does not live in their Manhattan residence full-time, whether you are in Connecticut, California, or Europe. If you live outside the United States, you may have additional needs such as international banking, currency, and time-zone logistics. We cover these in detail on our page for property management for overseas owners in NYC.

How Getting Started Works
- Consultation: we talk through your residence, how often you use it, your building, and what worries you most about owning from a distance.
- Walkthrough: we visit the home, document its condition, note systems, appliances, and access details, and introduce ourselves to building staff.
- Management plan: you receive a written outline of inspections, services, reporting, and how approvals will work.
- Ongoing care: we take over day-to-day responsibility, and you hear from us on the schedule you choose, plus immediately whenever something needs your decision.
Frequently Asked Questions
Thoughtful answers, clearly explained.
What is absentee owner property management?
It is local, ongoing management of a residence whose owner lives elsewhere. A representative inspects and maintains the home, coordinates repairs, handles emergencies, pays bills, communicates with the building, and reports to the owner, so the property stays protected without the owner needing to be present.
Doesn't my building management already do this?
No. Building management is responsible for common areas and building systems and answers to the building and its board. It does not look after the inside of your individual residence. We represent only you and your home.
What happens if there is a leak while I'm away?
We respond on site, work with building staff to stop the damage, bring in qualified trades, document everything for insurance, and keep you updated until the repair is complete. You should not need to travel to resolve it.
How often do you inspect my apartment?
Inspection frequency is set in your management plan and based on how the residence is used, its age and systems, and your preferences. We will recommend a schedule during your consultation.
Can you manage a unit that is rented to tenants?
Yes. We can coordinate maintenance, tenant requests, and building communication for leased residences. Investor owners can also see our page on condo investment property management in NYC.
What types of properties do you manage?
We manage single units: condominiums, cooperatives, townhouses, and pied-à-terres across Manhattan. We focus on one owner and one residence at a time.
