Single-Unit Property Management on the Upper East Side
Upper East Side condo management from Alex Ionescu - AIProLuxury is single-unit property management for owners of condominiums, co-ops, and pied-à-terres in one of Manhattan's most established residential neighborhoods. Our base on East 72nd Street puts us in the neighborhood we serve. We act as your owner's representative, working for you, not the building, backed by more than 40 years of Manhattan luxury real estate experience.

Managing Single Units on the UES
The Upper East Side has a character all its own. Much of its housing stock is prewar: classic cooperative buildings along Fifth Avenue and Park Avenue, elegant limestone and brick apartment houses on the side streets, and townhouses on some of the quietest blocks in Manhattan. East of Lexington, and particularly in Yorkville and toward the East River, newer condominium towers sit alongside older walk-ups and postwar buildings.
That mix matters for property management. Prewar apartments come with plaster walls, older plumbing risers, radiator heat, and original details worth protecting. Newer condos bring complex HVAC, smart-home systems, and amenity-rich buildings with their own rules. And because the neighborhood has a high share of co-ops, owners regularly deal with boards, house rules, and alteration agreements.
As a UES property manager focused on individual residences, we understand how each of these building types works and what it takes to look after a home within it.

Pied-à-Terre on the Upper East Side
A pied-à-terre on the Upper East Side has long been a favored choice. The neighborhood offers proximity to Central Park, the museums along Fifth Avenue's Museum Mile, the boutiques of Madison Avenue, and well-regarded schools and medical institutions, all in a quieter setting than Midtown.
For part-time owners, we prepare the home before each visit, reset it after departure, and look after it in between. Because many UES buildings are co-ops, we also help owners understand their building's guest and subletting policies and work within them.

Seasonal Realities of UES Buildings
Upper East Side homes have their own rhythm. In many prewar buildings, steam heat runs hot in winter, drying out wood floors, furniture, and art, so we check humidity and radiator settings during inspections. Co-ops commonly restrict major renovation work to certain months, which means planning a project well in advance. And when buildings schedule façade repairs, window replacements, or riser work, we make sure your apartment is accessible, protected, and checked afterward, even if you are thousands of miles away.

Why a Local Team Matters
When your manager is in the neighborhood, response times shrink and relationships strengthen. From East 72nd Street we can reach residences across the Upper East Side quickly, whether for a scheduled inspection, a contractor meeting, or an unexpected leak.
Local presence also means familiarity with the people who make a building run. Doormen, superintendents, and managing-agent staff know who we are and how we work, which makes access, deliveries, approvals, and emergencies easier to handle. It's a practical advantage that a management company based elsewhere can't easily replicate.

Common Situations for UES Owners
Owning on the Upper East Side brings a recognizable set of everyday situations, and each one needs someone on hand to deal with it:
- A board-approved renovation next door, where you want your shared walls, ceilings, and floors monitored while work is under way.
- An upstairs leak in a prewar building with older risers, where fast coordination with the superintendent limits the damage.
- A summer work window in your co-op, which means your own renovation needs to be planned, approved, and staffed months in advance.
- A family visit or a return from the country for the autumn season, when the apartment should be opened, cleaned, and stocked before anyone arrives.
- A building notice about window, façade, or boiler work that requires access to your apartment on a specific day.
In each case, we handle the logistics and send you a clear account of what was done.

How We Work With You
Every Upper East Side client starts with a consultation and a walkthrough of the residence. We record its condition, systems, and access arrangements, meet the building staff, and learn how you use the home. From there, we agree on a written plan covering inspections, housekeeping, maintenance, reporting, and how you want to approve work and expenses. Once the plan is in place, we take over day-to-day responsibility and stay in touch on the schedule you prefer.

Frequently Asked Questions
Thoughtful answers, clearly explained.

Yes. We manage individual condominiums, cooperatives, townhouses, and pied-à-terres across the Upper East Side from our base on East 72nd Street.
Can you help with renovations in a prewar co-op?
Yes. We coordinate alteration agreements, board approvals, insurance certificates, and contractors experienced with prewar construction, then supervise the work on your behalf.
I only use my UES apartment a few times a year. Is that a good fit?
Very much so. Pied-à-terre owners are a core part of who we serve. We prepare the home before each visit and look after it while you are away.
Do you also serve other parts of Manhattan?
Yes. While we are based on the Upper East Side, we manage single residences throughout Manhattan, including Midtown, Tribeca, and Downtown.
